10 steps for buying a home

  

1. Get a Rate Hold Mortgage ( Pre-Approval)

  

Before you start shopping for a home you need to get Rate Hold (pre-approved mortgage). This will help you find your true budget numbers for your monthly mortgage payment  as well as the overall purchase price.                              .

2. Select a Realtor


Select a realtor that you are comfortable with that specializes in the area’s you are looking to purchase. If you don’t have one Grant would be glad to refer you to one that will suit your needs.


3. Look at homes


Get a game plan with your realtor and start the visual part of the process in motion. The more you can pin point what you are looking for the less amount of time will be waisted by yourself and your agent.


4. Select a home


Your agent will help you determine the value of the home usually by comparing similar homes that have sold recently in the area.


5. Make an offer


Your realtor will guide you through the process of making an offer and negotiating a price that you are comfortable with.
 



6. Get inspections that are a concern

It is wise to get a professional third party opinion on the state of the home you are looking to purchase to ensure that no major problems have been overlooked. Your realtor will help you determine what needs to be checked.
 



7. Select a Lawyer/Notary


Every time a property transaction occurs, a Lawyer or Notary has to be used to make the registration title change go into effect. Notaries are generally a little cheaper than Lawyers. If you do not know of any, ask your realtor or mortgage advisor for a recommendation


8. Plan a walk through

 

This is your last chance to make sure everything is in order as noted on the Purchase of Sale contract. Be sure to check that all appliances are functioning and that all items listed in the contract are intact.
 




9. Closing your new home 

 

Your Lawyer/ Notary will set up a meeting a few days before the closing/possession date to sign the mortgage documentation. You will be required to bring the correct amount of the down payment and closing costs with you, usually in the form of a certified check or bank order.
 


10. Preparing for moving

Once you know the possession date, you can make arrangements such as the disconnection and connection of household services, change of address notice, movers and so on.
